BMS, (BMS- Building Management System BMS , also named as Building Automation System BAS)  is a complete automation system allowing to control from a single center all mechanical equipment in a building  (air conditioning plant, cooling groups, Fancoil devices, hot water boilers, pumps, fans and aspirators etc.), electrical equipment (transformers, generators, uninterrupted power supply units, surgery isolation power systems,-IT systems, energy analyzers, external and internal lighting systems, elevators etc.) and weak current systems (fire  alarm systems, closed circuit television CCTV systems, access control systems, surgery control panes etc.) BYS users, are able to control all of the status of equipments on the plant, monitor all failures and warnings, manually outside the working algorithm of the equipment ( operator override ), and may report all of these data retroactive. Alarm Management: The alarm management system follows alarm reports and loads them on a buffer pool and records them on operator stations and memory files. The alarm control software makes distributed and independent alarm analysis to filter alarms as critical or non- critical. Accordingly, operators may be prevented to be warned for non- critical alarms. At the same time it reduces communication network traffic, and prevents that some alarms get lost due to traffic.

METASYS BMS Architecture

Metasys building automation system consists of three levels of control systems;

* Management Level ; In this level,  Network Automation Engines "NAE" are available which has the duty of an interface between the building automation system software and field DDC control systems. Communication with the building automation system software is made via Ethernet with the Bacnet protocol. Since all kinds of reports, trend, are via point management NAE, the system management and control on the system computer continues without any problem.

* Control management ; There are independent programmable DDC controllers in this level. DDC control devices are communication via RS485 with NAE devices. DDC control devices may use one of the following protocols: N2Open, Bacnet or Lonworks. Every DDC control system can independently control the system at the points to which it is connected in its memory.  In case of any problem in the NAE device or central computer, the device will continue the controls according to the scenario without any problem. Independent programmable FX control devices can increase performance and capacity by using distributed I/O expansion modules. Each independent programmable DDC control device performs its own control functions independent from the other devices in the communication network. Each independent programmable FX DDC control device has its own operating system and

* Operator have enough memory to support databases like portable service terminals. The interface between the FX DDC control device data and programs at any point and the operator can be ensured with any PC work station in the communication network, or portable service station. The complete set value of he system, rational band, control algorithms and similar programmable parameters are stored in a way that the control device must not be programmed again after energy cut.

* Knowledge level ; In this level, the sensors and switches transfer the temperature, moisture, pressure and similar information in their environment to the control device they are connected to in an analog or digital way. This information can be 0-10VDC, 4-20mA, 24VDC triac or dry.


Dynamic colored graphic screen:

In order to make system performance analysis and alarm monitoring easier,  colored system schemes can be provided for mechanic devices like AHU's and warm and cold water systems. Operator interface, ensure for the users access to various system schemes and floor plans from the main units up to lower units by selecting menus or with text based commands.

Dynamic data display:

Dynamic heat and moisture values, flow values, status display, are shown on symbolic graphics  at their actual places and the instant values are automatically updated without operator interference.

Window function:

The multi- window structure of the PC Operator station, allows the user to analyze the whole system or to see the graph of an incoming alarm, without interfering, and to see more than one system graphics at the same time.

Graphic identification function:

To allow the user to made addition/ deletion/ change of system graphics, there is a graphic system creation software available.

In order to allow the graphic development program to realize the functions below, a drawing program can be used connected to a mouse or other marking interface.

Graphic diagrams allow to make system analysis, and for this they do create control points, mechanic system figures, logical groups, database information, building plans and similar points and groups. 

Lighting automation

The most natural and economic lighting is sunlight lighting. However in closed areas lighting must be ensured with electricity. In compliance with the purpose of use and architectural status of the inner rooms, the energy amount to be used will be optimized with an lighting system to use electricity necessary to reach a defined light volume by being supported with sunlight.

With the technology of today, the lighting volume of fluorescent lighting tools varies between %0-100% and it is allowed that it produces light as much as needed and only consumes the required energy.

In common areas of use like halls, corridors, dining rooms etc. the light intensity is measured according to the status of use and the number of persons thanks to presence sensors and light intensity sensors to be placed at the relevant location. This data is followed instantly b BMS.  According to the difference between the light intensity requested for that location and the existing light intensity, the BYS, lightens the fluorescent lighting lamps at a variable intensity varying between %0-100.

Building Low Voltage systems

Closed-Circuit Television (- CCTV ) is a TV system established in the building in which it is installed to be used (hospital, school, shopping center, bank hotel etc.) that transmits camera images taken from a defined area to the relevant monitors. Images in this system generally are not transmitted outside the area of use and are used in the building for safety purposes. Images obtained in CCTV systems are recorded instantly, and allow to watch occurring events at a later stage. In parallel to computer and network developments, images obtained with CCTV systems can be used for safety purpose applications with the P2000 safety system software:

- Movement, behavior and stationary object detection
- Displaced missing object detection and alarm received
- Light and dark detection and alarm
- All these alarms are independent for each camera

Fire detection and alarm system :

Protection of buildings against fire is of great importance in terms of life and property. Burning is a chemical reaction occurring as a result of combination of oxygen with combustible material under a certain heat rate. Burning outside our control is called fire. If a small ignition, is not detected and interfered in time, it can turn into a damaging fire within a few minutes.

Fires are classified as Class A, Class B, Cass C, Class D and Class E.  Detecting the fire at the beginning stage and  extinguishing it immediately, is very important to overcome the fire with small damage.  Therefore the first thing that must be done for protecting buildings against fire is the establishment of a fire detection and alarm system. A fire detection system must be selected according to the size of the building, its architecture, purpose of use and potential flammable materials (solids, liquid combustibles, flammable gas etc.). To establish an effective fire detection system, the building must be examined from many aspects, and a detection system in compliance with applicable laws and standards must be designed. The fire risk of each building varies from each other and naturally every fire detection system to be established will have different features. High technology fire detection systems with micro-processor control are able to work on their own or also have an infrastructure that  allows them to work integrated with other security systems. Restricting entry and exit to specific places of the building and taking these places under pass control, monitoring relevant permits for entry to the restricted areas with the pass control system, watching all entries and exists from a single point are the main objectives of this system. Keeping record of visitors of the building, creation of visitor escort cards, instant knowledge about number of persons in the building are information provided by the pass control system.

Security level control allows the operator to control the doors in emergency cases in groups or one by one. When the operator selects low level access, door pass for pass card owners is stopped immediately. The access level for the doors can be changes one by one or in groups. You can watch from the monitors which visitors passes from which place in the building in real time.


Integrated security systems :

Johnson Controls P2000 security system is a complete integrated security system solution. The system displays where the employees are in the workplace during the day. In an emergency (fire, earthquake, security thread etc.) it can be followed by the system if the employees and visitors have reached the collection/ isolation area,  how many persons are in safe areas and risk areas. The reports are transmitted to a special printer and the special monitor at the collection area.

The other security systems of the CCTV system, can be integrated together with the pass control systems and building managements system and it is requested that these systems work together. The Johnson Controls P2000 Security system, CCTV, pass control system (access control), fire alarm system and building management system is integrated to each other via a strong security software. In case of unauthorized access  attempt at an access- controlled area, the image of the camera tracing this area immediately covers the control monitor to warn the operator. An unclaimed object standing motionless for a long time is detected by the camera and notified to the operator. Or, the records of red cars entering the parking lot of the building during the day can be monitored in short time, a vehicle with a known plate number can easily be searched in camera records. All of these operations can be easily performed  thanks to the Johnson Controls P2000 security system.

Smart Home Systems

The concept of smart home means that all daily routine activities in the house are managed automatically by a central controller (computer) by evaluating the input according to the requested time and order of user preferences.
